It's case number PC26-18. Thank you. This evening, petitioner Kevin Ferris is requesting primary flat approval of Ferris storage minor subdivision A four lot minor subdivision totaling 2.03 acres. Subject property is located at 5010 North Lakeview Drive. The lots are zoned residential two, medium density residential. Minor subdivisions with single family dwellings are permitted in the R2 zone district. Subdivision will be accessed from North Lakeview Drive. The lots meet all size and dimensional requirements of the UDO. All lots will be on the East Randinshla Sewer Corporation Sewer and will be serviced by Elksville Utilities. All lots will share a common drive. Purchasers of the lots will be responsible for cleaning the driveways according to UDO standards. Pursuant to the UDO and minor residential subdivisions for a few lots. There are no public right-of-ways. Public improvements or utility main extensions proposed or required, sidewalks and trails are optional. The plan commission action. Gosh, my phone just went wild. The plan commission action on the primary plan can be in the form of approval, approval with conditions, denial, or to continue the hearing. The plan commission has the final say in these matters. It is of staff opinion that the proposed primary plat will need all required zoning and minor subdivision regulations. Therefore, staff recommends that the Plaint Commission approve the primary plat for the Ferris storage minor subdivision. And on the plat, you see there's two number two locks on it. So for the final plat and, This will be corrected, but it'll be a lot longer than two than three in the lower lots for correct. Um, lower law will be two and then three and four are the two in the top, right? So one, three, four on top and two on the bottom and petitioners representative is present if you have any questions. So if you're inclined to pass it, it will be passed as amended. so that it'll be corrected and relabeled before it's recorded, obviously. So. Okay, does anybody have any questions for Denise? I just got a question on the double drive. It's coming out. There's going to be one drive for two homes, correct? Or two lots? Is that what she said? Is that what I heard? We're going to have a shared access. Okay. Please. Don't forget to sign in. So between lot one and two, front end of the main road, there's gonna be a shared access drive. It's gonna be, the access easement is 20 feet wide. The drive's actually gonna be 16 feet wide. That's gonna serve the two lots in the northeast corner of the subdivision. Well, my question is, I don't have no problem with the lots or anything. My question is, Are they taking X amount of fee from each lot to have a drive? That's just my own thoughts here. I'm not sure I'm following on the question. Well, you're going to have a shared drive. Yes. Okay. Whose drive is it? Both of them. Yeah. So anybody who will be, so the shared access drive will be maintained by any owner connecting to it. I understand that. How do you designate how much space is taken from one lot to the other lot for that drive? You're not taking anything. The lot line is to the center of the access drive. So their lots actually go to the center of the access. Okay. So they actually will own the ground under the access easement, but the next lot behind it has rights to access their property through that area. Okay, thank you. Anybody else?
