It was annexed into town on November 24th, 2025 by Larry Knighty and received primary applied approval on February 5th, 2026. At its meeting on March 5th, the plan commission voted unanimously to forward a recommendation of approval to town council. The petitioner is relocating most of his modular home business to the west side of Ellitsville. The Eltsville Comprehensive Plan designates the land to the west to be general business with primary uses that include large-scale businesses such as light industries, warehousing, and distribution centers which incorporate an array of modern low-pack industrial uses. In addition, the Unified Development Ordinance states the intent of light industrial is to provide for low-intensity light and medium-intensity industrial activities compatible with surrounding zoning districts. The businesses will have a warehouse, model home with an office and approximately 10 model homes on display. Modular homes will not be constructed on the property and there will not be any chemicals on site. The modular homes serve as model homes so they will not be moving continually on and off the parcel. When their time is up after about three years, they will deconstruct them, then move them off the site. The warehouse, there will be a warehouse and it will be used to store materials such as windows, doors, and equipment. Subject parcels located .4 miles or 2,000 feet from West State Road 46. I'm a little nervous with kinda being responsible for six stories in the air and 20,000 pounds of water. That's why we wanna ensure that it's 100% broke. Broke right now, so we want to get it to a hundred percent fixed and that was done during you that was discovered during normal testing, correct? Yes every year it goes through a full Aerial test where they magna flux the joints and everything so it takes all day for them to test it It's not Correct. The next aerial is supposed to be in middle end of next year. It's not really a replacement. It's an addition to with the size of the response area. Very true. So right now it will be a replacement. The hopes is we can get this one fixed and it'll still be in service. Okay. That's the hopes. All right. Anything for Public Works? Yeah, a while back, I mentioned to the council that sooner or later, we probably would need to replace our street sweeper. So it's a 2008 sweeper, of course, going on 18 years or 18 years old, getting close to 20. It's starting to cost us a little more in repairs every year that we do operate it. Our fleet manager has said that it's going to need some major updates soon. After demonstrating three different models, we've selected a sweeper unit, which is also the lowest cost option that we have found. And because this will be through source, well, the procurement process will be streamlined. If I could get a, if we could get a signal or if we can get a signal, our intent to the vendor quickly, we may be able to secure a stock vehicle currently on the assembly line right now. Otherwise, we are looking at a deliver date of February 2027 for a street sweeper. It's unbelievable. So I'm working on the details are not completely finalized on this to totally bring it to you. I'm working on a plan to do a trade in option with the 2008 that we've got now. I think it's still in good enough shape that we can get enough money that would help go towards the purchase of this new sweeper. The one that we are looking at, we demoed three different ones. One's by Elgin. The other one is called a Booker. They're on a commercial chassis, but the one we're liking the best is a global sweeper. It kind of looks like a Combine in the front. It's got a little cab you sit in the front of it and You've got like 180 degree Visual of both sides. They like sitting in a commercial cab of a truck. You can see all the way around it really well The price on that sweepers 383 thousand seventy two dollars unbelievable the 2008 that we bought If we were to buy it today, it's upwards of $400,000. When we paid for it in 2008, it was right at 200,000 is what we gave for it in 2008. So I just wanted to bring this to you that we are working towards this. And if I could try to give an intent to the vendor that, yeah, we are wanting to do this. I just want to see what the consensus was with the council. a slightly used fire truck and trade? That's a good idea. How would we pay for it? It would be solely paid out of the stormwater utility. If you all remember back, was it Noel, last fall, we established the equipment replacement line. I'm figuring by the time we make the first payment, I'll have the money sufficient in that line to be able to make that payment out of that line. And financing it, yes, is what we want to do. How does the cost of the ones on the chassis, the commercial chassis? That's the one I was talking about. There are upwards of $400,000. OK, but the one you were wanting. Oh, so that would still be substantially cheaper than two? Yeah. Wow. OK. In no disrespect to the company, are we buying something that's going to be a 20-year asset? Are we buying a little less expensive model that's going Oh no, it's just a different design of it. I've already been in contact with Indot. Indot has several of these. They're manufactured in California, and California use a lot of them out there. They're widely used. The company that has this is Brown Equipment Company. We've already bought Two leaf machines off of them, the two leaf machines we do now to pick up leaves with is bought from them. And the wood chipper we've got has been bought from them. So we've done a lot of business with Brown Equipment Company as well. So they're a reputable company. Council, I don't see any that we can not give him the go ahead to at least express interest.
