First thing we have on our agenda is a review of the minutes from our last meeting. So give you just a couple of minutes to look at your notes and see if there's any questions or comments or corrections. I can spell everybody's name, right? One thing that you'll find in the meeting is we did vote on the operating budget during our last meeting and just to report But we did go to the county council and that budget got it. So that happened last week. So if they go through their formal process or some finalized with question 355. Okay, Mr. Briggs. I'm counting right in the middle of the, I'll second, how about that? So in your packet, you'll have the in-keepers tax receipts for the current year. And then I'll focus just on the August. the August financial, but we also have included the June and July financial report, which of course are cumulative, so I'll just spend time on the August report, but if there's any questions on the other two minutes, please let me know. As far as tax receipts go, we are pacing ahead, and certainly ahead of last year at this time, because of that one month gap that we had due to an accounting calendar back in April of last year, but even without that, our collections are up. So if we're estimating at the rest of the year, it looks like we'll be at about 4.3 million in in-keepers tax. Unless there's some sort of profits or it's a different pattern, maybe with the football team, So that being the case, those numbers look strong. And then going over to the financial report in August, see we have a current fund balance of $5,067,523 in the general fund as of August 31st. And then the capital and the premium funds, $194,083.01. I think that's a penny round up. But in both of those cases, we will have claims today. Everything in our claims today are just against the general funds, so nothing will be signed against the capital. We will have the claims in the general fund and certainly have the funds for the development. Any questions on the innkeeper's report or on the financial That's right. Yeah, just on the innkeeper's tax side, and I know this data is, that's my case, but I want to hear the sense at this point and how much of that is short-term loans versus. So it's about a million dollars at the innkeeper's tax on the short-term loans. A million for the year or a million for the year. Yeah, not today, but for annualized is about a million. Yes. Well, I think the state close that would go. Uh, sir, but you know, certainly have a financial impact for us. And then also, like, I have a question on the two clarifications. There are none. Next item on our agenda is the visit Bloomington report. So that's the list. Yes. OK. Thanks, everyone. I'm going to hit some highlights and then we'll get the handout I gave to you all regarding revenues and things like that. A couple of things, we're finalizing our strategic plan. That should be done in the next month or so that many of you went to that session in May and that will run through 2029, our programming and planning. In sports area, we're still waiting to hear from this one. So we're holding on to that. Uh, I can't remember the last meeting we talked about the, the frosting booked at first month and the big alternate teams. I can't remember if we did, but I'm going to say it again. So again, June next year, um, over a hundred teams using those, some of all the fields, but some of the brand new beautiful fields out there as well. And then Pete is also starting his trade show travel season. Now that a lot of the sports events in the summer over the night, you know, the Richard and Trisha on first leisure, uh, sales, we are. Currently in our leap into our 2027 visitors guide ad sales. So if anyone has an answer to clearing from us, please do. I'm looking at anyone that here that was only to the viewer. I don't know. But please do. Or anyone else. We're working ads in all these group areas. We are working on marketing plans for the sports convention. I guess I'm going to say I'm here in the visitor centers where work is going along. We've signed a construction contract. shooting some shooting on fixtures and all that, getting photos and demos of displays and stuff like that. And Marshall's been having fun trying to get utilities in the right name, in the right quarter and everything. So it's all moving along as well. Still shooting for the end of the year. And then as far as conventions go, Sean and Manny are currently at Destination Midwest, which is a trade, Midwest Market, which is in Grand Rapids. They just returned from Professional Paternity Association trade show that had about three or four leads that were pretty successful out of all their appointments looking to get our use from those groups. We are planning along with Convention Center, meeting planners being at luncheon on October 13th and 14th, which is a Tuesday, Wednesday. And a hard hat to wear at luncheon. So we invited mostly Indiana meeting planners to this one. We'll have other events throughout the coming year as well into 2027. But as of Monday, we had 23 planners that had RSVP to come over the two days to see what's going on so far. So we're pretty excited about that. They're keeping the list so there could be more because they did send a reminder. Then the report that I needed to you is, and I don't know if Mike can jump in, this is the report that if you remember the last meeting, Mike asked us for a page report, and Mike was very kind and patient with us as we heard through the report, and we are kind of using a template that was given to us, and Jean and Sean worked really hard on this report. Jean got together the first page, which is convention center revenue, and you can see the notes off to the right of what this entails. Room rental, revenue and then services revenue, which as you all know means F and B percentage, market percentage, dance board, whatever you rent. Anything that can make money, right? I don't know if you want to say anything about it when I'm done. And then the second page is hotel for being paid for prevention centers within the groups that are both geared, renting the convention center using hotel rents. And then the final page is CDB report meaning while we touch throughout the whole town. So not just information center, it decides not what people see. And we will continue to refine this if needed as asked. And obviously it's a running total, so it's going to help us look in the future years. And it's wonderful. And I think Gene and Sean were very excited about this opportunity. We do have some internal reporting that we're trying to work on getting linked up to that we can survive it. It's a little, we had to go to work that one company has. Thank you for putting this together for the other members in their group. Could you talk a little bit about what the differences between definite, intending, and what those definitions are? So definite is they have signed the contract and they are funding specific. That's the most they're funding. is we have sent an RFP, request a proposal out to the hotels and the convention center or the IMU or whoever, and you're still waiting on an answer of whether they're going to sign on the deadline or work with someone else or leave there or whatever. So those are the two opportunities that we have right now. They are working on perspective. It supports a lot more. things that we think will fit here. We're still talking to the gathering bodies that we haven't been able to send anything out to the hotels or the facilities. So that we're working on that one still. It does it for us a little more. And you can mention that Sean is now coming back from trade shows. Like he gets RFPs at trade shows. Yeah, he gets sleep. He will start putting those in as perspective. So we can also look at that. But they may, perspectives may not have gone out to any facilities yet. So they're considered. So our idea is the customer has requested us to send it. Yes, yes. It was really about that same thing. A lot of these groups who are collecting information from different venues, and we're getting some now that are at the national level, and they might be, all of a sudden we're in a mix because there's some connection But a lot of times, especially with things like right now, 30,000 kids that are out there, these guys have a long window, so their decision day arrives. But we like to recap these, so we let everybody know who's interested, because there's some really new stuff. And also reminds us, oh yeah, check me in. The goal of this for me is to also see kind of the basing of where we are versus what our anticipated revenue stream is as well. And what months are those, where the opportunity might be in certain months as well. So I appreciate you doing that, looking at that. I hope it's a tool that's helpful operationally and from a financial standpoint and planning standpoint, just as very helpful for us in your state Is there anything that you... It's very helpful, thank you. It's interesting to see July, every year it seems to be happening. Historically, at the center, it's definitely... July's been... Oh, yes. Yeah, it's definitely been close. Then from mid December to mid January. So interestingly enough, February is seeing a bit more stride in the years. So that's their strategy. Yeah, yeah, so it's good. Great and wonder if County Commission might explain or I can start to see those patterns as well. Do they know where the gaps are or plan? Susie's wedding. The majority of these definite and pending revenues, those come during the week. We're seeing, and I'll talk more about this when we get to the sales report, but we're seeing where we're seeing things shift in a really good way towards filling in what we look to with that new business and then at the same time there are things going on, you know, kinds of ways that have to do with big social events that have now become smaller, like big weekend events. You know, it's changed. They just have changed. But we're growing the business right now. So that's the goal. Thanks. There's one thing that I thought looked really odd, and I had to do a double slate. on this, it's the 2027, the month of December. I looked at that and I thought, so, hey, there's no detriment for Kennedy, you know, rather than any year, but what's happening with those services, which is $83,000. This is a proposal that's happened before, and we didn't ask them to pay them precisely. It's hard to get it completed. And I think it's worth mentioning also that there could be additional things that don't show up in this revenue that are based on that incentive. There are two or six, about 12 events in significant incentives as well. I think it's probably. Yeah. So we've got it and it is adding up and so just want to make sure everybody's. What the incentives to we tend to talk about the room rental animal services or is it the room rental and try additional services? Room rental. You know, we don't want to lose enlarging that over $2000 in room rental. You know, that's been our policy here. Going to the new building will be more significant than that. So, but I think, you know, the mission has been to be very aggressive with 2027 and get the kids here. And so we're seeing results from that. And then it tapers down once you get into 28, 29, 30. But we can assess and see, oh, this is working. Let's go in here and see what the different kind of is. We are going to be getting a lot of unique groups that have stayed longer than we've ever been able to accommodate before. And we might have to come here, and it's great to know. No duck in the room for those joining us in. Say when? I had a really good time doing this report. But it's just very fulfilling to look at all of this. So to start with, looking at sales, remittal, attendance, and number of events. Again, I look at this just like a retailer would say to our sales, getting there to September 20th, last year versus same time frame this year. When I first looked at it, I was oh dear, these are down. And then I started looking through why. And then I was looking again. And what that means is the events are down about a little bit over 30 events. And the numbers correspond more or less with that. And then I looked at what was here in 2025, This was not here in twenty three six and there was something one time social. University type of events. I you have Americans. Celebration. So the fireman is under twenty fifty industry ball. We had prosperity here last year. Three future weddings. USA Today committee awards. And then a couple of local groups that are very good with us is. Business in. training models change in some way can you foundation and then all of them computer last year with the full menu of different options that we offer to groups compared to this year. That makes sense. And then I went into the 2026 conference overview recapping total, which we had 19 total conferences. in 2026 versus 1420. I think it's very exciting to see what's going on in 2027. I think we had a lot of 21 conferences in the system, seven of which are new. You'll see all of those big, bright blue deafness in here. and these are separated by the year. Also, looking in the first quarter of March, Indiana APSE is new and definite, and I thought I'd add a little myself in this group is because they are new to us. This is the state chapter of the Association for People's Security and Employment Firms. Some associations are in this group, This group promotes competitive and planning outcomes and community inclusion for individuals with disabilities. Doing some good work. And then second quarter below that, Indian Association of Realtors, that's become definite. That was fun. We did a tour with them recently. Then skipping on down to Ottawa, Indiana, Primary Healthcare Association, that's new. Association of Community Corrections, new and not new, but definitely it's been a while since they've been in that asphalt pavement conference. Any questions about anything right now? Look at the North American Lake Management Society in the river of 2028. 550 people for six days and 900 blue nights. And I wanted to make sure I let everybody know about this exciting thing. I've been holding on to this since July 1st. I got a request for proposal from the national convention manager for the, it sounds crazy, but it's the National Buttons Society. Buttons. Buttons. Yeah, a lot of people like buttons, it's big. This, and then they have a local person who I've spoken with Recently, while I've spoken with them a while back in the summer about this, then I got this from the national person. And then out of the blue, the local person called me back again. So we are set up next week, same information, we use as a template to start to get a plan and see what's going to work here. This is really cool though. 300 people here, first full week of August, either 2029 or 2030. 1,000 room nights over the course of the week, International. It's just an it's a beautiful, concise and very complete request for proposals, so. There's some stuff in here where they're going to need some services from different people that visit Bloomington. So as we help them get this all together, this plan. They have done. This I think it. say you want to be here and you're excited about the new facility. Sounds random, but really fun. So I know they played a couple of large, let's make it fewer, one outfield is like 500 feet and the other one is like. So one outfield is very short, people did it that way and then another drill. That would be fun. And people have really nice goals together with IU Athletics. But as we get farther and farther, and then they announce their renovations, and then B has tried so hard to get into 2011. They're still playing through October. So we just keep thinking every day. But you never know. We could be less than surprised. Five year waiting list for tickets. With the new team being the 7th Street. Yeah. There are reasons. Great. Totally checked. Okay, great. We'll have lots of exciting events coming up. Thanks, Chair. So the transition from Capital Improvement Board to DDI and CDC and Nero County is all in process and going very well. I wanted to introduce, well, you know, Jeff Underwood with the Capital Improvement Board. He's their retailer. Liz Landry, Elizabeth Landry, Liz Landry is our office manager. And she started a couple of months ago and is really helping with CID activities with accounting, getting a whole different accounting system set up. It's definitely a new approach of how we're doing things. but it seems to be going well, transitioning all of our vendors over to Capital Improvement Board, and we'll close out DBI, that would be the end of September with October 1st, everything transferring over to the Capital Improvement Board. So actually I was noticing on the agenda, we probably ought to put CIV as the agenda for next year. And then, But with the construction is the number one thing going on right now and it's going very well. The bus stop was virtually closed for a couple of weeks but they thought it would take five weeks. They ended up getting two weeks to be able to do it. So that's up to 200 maps. So and that's specifically designed for buses to be able to drop off so that we can do the shuttles so that we have a quick drop off point that's safe. Um, for the team team for shout outs. So that's, but the, I don't know if you saw in the parking lot, the folding walls came in yesterday and today on big semi tracks that are way back at 30 foot walls. So, um, that's, you know, all that exhibit space is divided into eight rooms by those blocks. That's important piece of infrastructure. When they're that tall, there's a lot of breakdown with those types of dogs. And so it's one family, one person. And just they're very slow, because they can be very dangerous if they sway. And they're very touching. They're very sensitive. So we might put three animals at a time to speed that up. That'll be interesting. Are the individual panels, or are there two names? No, yes. And I think the individual panel, talk to other convention centers, design convergence, have very strong thoughts on that. Yeah, I get you. But I guess those are according walls, and then they break down, and the convention centers, we put those in, paid them, and so. That's amazing. Right, yeah, it was interesting. But we're looking, you know, the forklift people came over, the sizzling wood people came over, is to see exactly what we need to get up to that ceiling height. What, there's two million pounds worth of furniture and fixtures of equipment, IT equipment, equipment stands, stages. So that's all wrapping up now. probably a year looking at those types of items, and we're just at the final selection of the template. And we needed a tour schedule at this point, so maybe all around here we can get a date, want to take a tour of us. And Lytle's been really great about that, and we started bringing in events that are happening in January, January, March, April. to come in and look at the space so that their babies can look at it and see how they're going to rearrange their events. So that's been very helpful as well. And so other things going on with the construction, there'll be permanent art that'll be in the building. And that'll be for the local community, for the adjacent communities. So towards the end of the year, we're going to be looking for an existing art that aren't sadly of such a richness here. So that followed the building. So, and January 8th is still the construction of Ocean Bay. Scheduled relatively a ribbon cutting for January 12th. And everything will go into the main building, probably in December. start with some of that and practicing different systems and then find our show now so that we can get our entertainment permits so you know that elevator from that um checking all that out in case they start being turned over so that they can be mandatory and trade on different systems. We are excited so balancing off the holding buttons to adjust to the chairs. And that takes as much time. And it has a lot of security features to it. So I think that would be really nice. And then let's start with this building. So the renovation of this building is getting different with that funding. They did a practice window yesterday. take it out and they're going to take it out and board it up six hours. So that must have spent very long. I would guess some windows would be easy to take in and put out the sun. She's the first working mortar. I use mortar with that. You know, we're trying to give you an idea of what are the existing conditions around this area that you can have. of the work gone, and we can kind of anticipate that, and then we have the contingency we have to go through the original work. Sure, I understand. And I mean, the communication is continuing with Dora, with the hotel. I don't have details like that, but at the last CID meeting, it sounded like things are progressing. We have a satellite. I mean, there's been so little mass straps, and I can't think about the things like strap-wraps, That's since we started back then. Imagine where it's going to get up every year. Isn't that crazy? I'm excited. President Rasch has looked at the ex-senor here. How does all of this connect together? I don't know. It's probably one of the best journeys. Even just them saying there's one of those straight pickups. Of course, I had a couple of questions on the structure of things now. So Catherine, for the inter-local agreement with the city attorney, is the operator manager of things now. So vendors will all go through, and all expenses will go to them. And then, and then the convention center management company that the convention center employees work for is considered a professional contract. And so full-time employees, operations, and then Jane has already somewhat transitioned into working as insight sales so that there's more of a connection made and all of that together and then the transition into January. So we're working through the details. That way we can be laser focused on operating. This one will be closed. Pardon me. We can get some lasers. So anyway, that's how all that is set up. So it'll be like two capital. And the PMI for those properties, all of that is wrapping up. I'm sure you're more aware of all these things. As we get close to the end of the year, the new facility transitioning to this building as well. And again, for the maintenance alternate. So we'll start the planning process this fall so that we can get started on those in January. The connection of the existing, the overhead is included in the original contract for the construction Uh, but over from my vision, it's the other items that we kind of have in the background, but it's kind of items and updates. So I would present those to, um, as well as, you know, what's on for those additional ones. So we are holding on most of them. And it sounds to me, they're funny. I'm excited about the reporting. I'm really excited about the numbers that I'm seeing in the report this fall too. So instead of two digits on the number, like instead of 50, I see 500. And so the scale of things, I think it's scaling appropriately to the new center. It's great work. Any other questions, comments? Yes. Can't argue with that. It's just in what format we share and with what bodies, like in a public forum, anybody from once you can jump on them together, that might be something that we may want to pay attention to. One comment I would make is at the end of the construction project next year, we would like to look at the total and if their growth is more allocated to this improvement, we would like to make sure we fix that. The operating margin is 20.7, which is less than $600,000. If you talk about the $5 number, it may be just $70,000. It gives $162,575, $600,000. So that's $25,000 less. Okay, I think that's. That would do it. Yeah, I said it. How much is it? Nothing for next year. So it's 600,600. I don't think I think we're even. I'm sorry, I think we'll use every time. I don't either. Not that I know of. I think I was trying to get as close to. But I'm also understanding there would be something. 2027 make. But then if we have to go before county council, get enough money for that. So we're just going to look at it from a different point. I'd be able to look at it from the capital. We're going to reinvest in the fund and then we can have it on the second side, spend that $200,000. This would fall under that.
