And the purpose of the PUD was to 00:08:18.050 --> 00:08:27.716 - allow for a research facility to be constructed on site. So the prior ordinance at the time did not 00:08:27.716 --> 00:08:37.672 - have a research facility as a permitted use. So they opted to go through this PUD route. This is owned 00:08:37.672 --> 00:08:45.598 - and operated by Friends of Craft. They otherwise call this research facility the Stone Age 00:08:56.173 --> 00:09:06.735 - Institute for short. So the primary issues with this site is that under their original PUD conditions, 00:09:15.650 --> 00:09:24.540 - number two and number three states that the total developed area shall be limited to 15,000 square feet 00:09:24.540 --> 00:09:33.087 - and that the driveway and parking areas shall remain gravel. So fast forward through the years, the 00:09:33.087 --> 00:09:41.720 - gravel driveway has since been paved over. So that would be a direct violation of the PUD ordinance. 00:09:41.720 --> 00:09:45.054 - So they're here to try to remedy that. 00:09:45.218 --> 00:09:53.571 - and ultimately are hoping to strike that condition entirely. And then this next slide I'll show you here, this shows the extent of their improvement. So they're only asking for 30,000 00:11:41.870 --> 00:11:49.160 - square feet. So that would put them well under that threshold.
